Home     /     Blog     /     Window Prices per Square Meter vs per Unit: Comparing Quotes Fairly
By Coco

Window price per square meter can be useful for an early budget, while a per-unit price is often clearer for a defined opening schedule. The two methods are not automatically equivalent. Frames, locks, hinges, screens and small-order costs do not all vary directly with glass area.

Understand what the area represents

Ask whether the supplier calculates area from outer-frame dimensions, nominal openings or another reference. Confirm units and any minimum chargeable area. If the buyer and supplier use different measurement references, the same quoted rate can produce different totals.

Also confirm how combined windows are counted. One large assembly with mullions may be priced differently from several separate frames. Keep the physical configuration visible rather than reducing the enquiry to an area total.

Recognize fixed components in each unit

A small opening window still needs hardware, assembly and handling. A larger fixed light uses a different component mix. Dividing every price by area does not remove these differences and may make a small operable unit appear expensive for the wrong reason.

Compare the same frame system, glass, operation and accessories. A blended project rate can conceal which items drive cost. Ask for itemized prices where the project includes a mix of fixed glazing, opening sashes and special shapes.

Normalize the quotations

Create one comparison sheet with item ID, dimensions, quantity, configuration, unit price and line total. Calculate area consistently for your own analysis while retaining the supplier’s original pricing basis. Record minimum charges or other pricing conditions in separate notes.

For example, ten windows priced individually and one project quoted by total area can be compared by their complete line totals only after scope and quantities are aligned. Do not invent a missing accessory cost to make the arithmetic look complete; ask the bidder to clarify it.

Keep exclusions outside the product-rate comparison

  • Glass and frame specification differences.
  • Screens, hardware upgrades and accessories.
  • Packing, transport and handling.
  • Survey, installation and surrounding repairs.
  • Currency, taxes and quotation validity.

Present a product subtotal and a separate delivered or installed comparison when the required information is available. A low square-metre rate can lose its advantage once excluded work is added. Conversely, an all-inclusive unit price should not be rejected simply because it contains more scope.
